Residential Real Estate Inventory at a 5 Year Low

Back in 2007, the Atlanta residential real estate market was over-saturated with 110,000 homes for sale. Now, five years later, the tides may be turning on the real estate industry in the Atlanta area–to the point where it may be dubbed a seller’s market. If you’re serious about moving here, the Atlanta movers want to encourage you to get a jump on the market before it’s too late.

At current press time, the Atlanta residential real estate market is offering 60% less homes in the metro Atlanta market. That’s roughly 46,000 homes listed in the MLS. A place like Atlanta has seen few new construction projects, and is home to roughly 5 million people. Figuring in those factors, its understandable that under 50k in homes won’t go very far.

Home Prices Hit Rock Bottom

Currently, only 3 cities in the United States–New York City, Washington, and Portland Oregon have had a (small) rise in housing prices. Inversely, 20 U.S. cities have had declining property values almost 4% from 2010.

What factors have influenced this? A nationwide unemployment rate of 9%, tight loan restrictions, and more and more foreclosed and forgotten properties are basically dragging down the real estate market even further–it’s been a steady and significant decline since 2008, in fact.

The Atlanta movers have learned from Bloomberg that Atlanta, Las Vegas and Phoenix are now at new home price lows. The article actually says that Atlanta has had the most significant drops over the year, dropping almost 10%. As for the biggest year-over-year increase? Detroit, surprisingly.

Renters are more popular than ever, and it seems as though property management companies and landlords are looking to maximize the industry as much as possible. According to a recent article by the New York Times, the companies use a pricing tool similar to that of airlines, which compares pricing based on markets and competitors. So essentially, a computer will determine if your rent is raised.

Atlanta’s city works has partnered with a home warranty company to help homeowners prepare for any potential water or sewer line damage they may encounter. Because of this, the city has urged homeowners to look into warranty plans to cover these damages.

Considering water and sewer repairs can run anywhere from $2,000 to $4,000, the monthly premiums under $10 a month seem to certainly be worth it. Manhattan Associates, a locally based supply chain company, has announced the addition of 200 jobs in Atlanta. Nex Traq, which specializes in GPS fleet tracking technologies, is looking to fill 20 new Atlanta employment positions.

Also, existing companies such as restaurants in the Atlanta area say that while, yes, there are obstacles to success and to thriving in this economy, sales are actually growing. And rest assured, these are independently owned restaurants the Atlanta movers are talking about—not chain restaurants. Even though times are hard for everyone across the country, sales at restaurants rose 7.2% compared to 2010. That spike engulfs all types of restaurants—from fast food to fine dining.

Nationally, it has been a rough time for restaurants—almost 9,000 independantly owned locations went out of business. According to a NetFinancials study, 80% of about 70 Atlanta area restaurants reported sales gains in the second quarter of 2011. Here’s to hoping that the numbers continue to increase!

Atlanta Ranks 79 in US Job Unemployment

Out of the 100 biggest metropolitan areas in the United States, 32 of those cities have an unemployment rate above 10%. Unfortunately, Atlanta is one of them, according to the U.S. Bureau of Labor Statistics. Atlanta’s June unemployment rate was 10.5 percent.

Atlanta came in 79th in the study, and scores were comprised of private sector growth, jobless rates, and changes in private sector employment. While Atlanta’s number may seem weak, the Atlanta movers want you to rest assured! 10.5 percent is much closer to the 10% mark than markets which are truly suffering, all of which happen to be located in the inland California area—Modesto (17.2), Fresno (16.8), Stockton (16.7), Bakersfield (15.3), and Riverside-San Bernardino (14.2). Aside from California, Las Vegas is also pretty bad—13.8% unemployment.
